South of Atlanta, Georgia is the city of Newnan, where on March 25, 2021 an F-4 tornado with winds reaching 170 MPH left a 38+ mile path of destruction. When the storm cleared, over 1,700 homes were left damaged or destroyed. Amazingly, only one fatality resulted from this monster storm. However, the devastation to the lives of the people in those homes is difficult to put into an easily digestible number. But the impact of the storm is easy to see in the thousands of downed and uprooted trees and the torn and twisted rooftops still visible over a year after the storm subsided.

For this second tornado renovation, fortunately the damage to the house was not nearly as extensive as our first Newnan tornado house. Outside, there was mostly superficial damage to siding and trees. The previous owner had already had the roof replaced when we purchased the house, so we did not have to repair that. Only slight structural damage to the chimney was incurred, making this what we call a cosmetic renovation.
Inside, the house had only slight storm-related damage, mostly near the chimney. However, the house had pet-related damage to the carpet and floor and to a door and moulding in one of the rooms. The pet damage necessitated new flooring, and we decided to redo the flooring throughout the entire house.
The house lacked an adequate powder room on the main floor. There was an existing toilet in the laundry room, which would be consider an odd placement in most any home. So we converted a closet near the front door into a nice half bath, but decided to leave the toilet in the laundry room.
The back deck was found to be inadequate, according to local building code, so we completely removed and rebuilt the deck–an unexpected expense.
We replaced both garage doors and openers, replaced missing siding, replaced all exterior and interior doors, painted the exterior and interior, replaced the kitchen countertops, replaced lighting fixtures, replaced cabinets in the master and upstairs bath, replaced the fireplace door, replaced damaged moulding, replaced appliances and a few more odds and ends.
Many of the expenses were budgeted, but many were not.

Hey, guys. Brent with Resideum here. Just finished up out here at Victoria Lane in Newnan. This was one of our tornado-damaged houses that we purchased. Wasn’t a lot of damage done to it. Primarily a cosmetic job that we did. So we’re just finishing up. Let’s go inside and we’ll take a look and I’ll show you what we did.

All right. Now we’re inside. So first thing I can point out we did was replace the front door. This is a brand new front door. This rock walkway entrance was original to the house. We left it. But the rest of the house has all new floors. New carpet upstairs, new floors downstairs. Fresh paint. Walking in, this was a hall closet that we’ve now turned into a half bath. The downstairs didn’t really have a functioning half bath that was a part of the house. There was one that is technically still there that I’ll show you when we get to it. This house had some scratches, pet damage, pet odor. So that’s all been fixed. You’ll see over here, this is original to the house, the fireplace. We didn’t really switch that out. Walking through again, new light fixtures. This is the master suite. Again, this new paint, this was more of a cosmetic rehab, didn’t have to do a lot in this house. This is a new vanity in the master bath. We refinished the shower and there’s a few other things we’re going to do in the house. There’s going to be a new mirror installed, but still some touch ups that we’re doing. All right, we’ll walk over to the kitchen. So this is the dining area new light fixture. These cabinet were original to the house. We chose not to take them out. In this area this–is some people still like this style of cabinet. New countertops, though. New granite countertops. There was an island that came out here that was removed. So that’s no longer. That’s gone. It’s no longer here. Now, down here, we’ll get to the laundry area.

This is just a little nook, new floors in here. New paint. A new door, new back door. And then this is the laundry area. So this was the functioning half bath because there is a washtub sink here and a toilet. But this is the laundry room. We were going to take the toilet out, but it just made sense just to leave it the way that it was and just have–this house will have two half baths.

So this door takes you out to the garage. Not a ton done out here. We did replace both garage doors. So those are new to the house, new motors, new everything. And there is an area that goes up. There’s some, just a landing bonus area above the garage. But I’m not going to take y’all up there and show y’all that. We didn’t really do anything up there. All right. Now we’ll go upstairs and show you what was done up there.

All right. So new carpet on the stairs. Another thing I’ll point out, we did replace all the windows on the front of the house. So new windows. The windows on the back of the house were in good condition, fairly new, so we didn’t have to replace those. Upstairs again, cosmetic: paint, carpets, new light fixtures, new fans in the bedrooms. This is the first bedroom upstairs.

And then over here this is the bathroom for the upstairs. This is a new vanity, new countertops. And again, we refinished the tub. So that’s what was done in here. You can take a look.

And then this is the second bedroom upstairs. Again, fresh paint, carpet and light fixtures. So now we’ll go outside and I’ll show y’all some of the new features that we did out there.

All right, we’re out back. So the biggest thing that we did at this house on the exterior is going to be, this is a brand new deck. Our goal and our plan was to use the original deck that was here, but it wasn’t installed properly. When we had permitting come out because we had to permit the bathroom, It wasn’t installed properly. So we wound up having to replace the entire deck. So this is all brand new.

And one thing I did forget to mention, it is all new exterior doors. I know I mentioned the front door and the door over here, but all the doors on the exterior were replaced.

We removed some fencing in the backyard, but there wasn’t really much to do out here. This, again, this was a tornado damaged house in ways I’ll go over and show you, you know, there was some missing siding that was replaced. But it’s kind of hard to do anything with the landscape with all of the downed trees.

So over here, I’ll point out the siding was missing on the top half of this house. This was completely rotted. It’s a whole new feature to the deck. This is all new. And we’ll go to the other side of the house.

All right. So over here from about halfway up, this siding was missing, had been blown off of this house during the tornado. So all of that was replaced. And we were able to save a lot of the vinyl siding that was already on the house and all. And so the whole house has been freshly painted, all new vinyl paint. So we were able to replace the siding and just paint everything so it all matches. So you can’t even tell that there’s two different ages of vinyl on this house. So that’s one thing that you can, you know, that saves us some money. We didn’t have to reside the whole house.

The only other thing we did on the exterior is going to be up front. We had to fix the front porch and paint that. So that was redone. We had to redo the steps, sound them up. Because the front steps were rotted. So that was redone. Can’t really tell it, but it was.

All right, so the roof on this house was actually replaced before we bought it, so we didn’t have to replace the roof on the house, which again saved us a good bit of money.

We were able to reuse the gutters. We didn’t have to put all new gutters on the house. So all in all, it was a fairly easy job for us.
